Do You Need Planning Permission? The Honest Answer

Most of the time? No, you don’t need it. Under the permitted development rules on the Planning Portal , a roof window counts as permitted development as long as it doesn’t stick out more than 150mm from the roof slope and doesn’t go higher than the ridge line. Straightforward.

If you’re doing a proper loft conversion that changes the roof shape, terraces get a 40 cubic metre allowance (semis and detached get 50). And watch out if you’re in a conservation area — bits of the Avenues and the Old Town have Article 4 directions that remove some of these rights. Picking the Right Window for Your Terrace

Quick version: a centre-pivot is the workhorse for loft bedrooms (works on almost any pitch). A top-hung is brilliant for bathrooms because it opens outwards and gives you full headroom. It’ll leak.” It won’t — if the flashing’s done properly. That’s the bit that keeps water out, and it’s exactly why we bang on about using a VELUX trained installer rather than a general builder. Nine out of ten leak callouts we attend are down to bad flashing on someone else’s job.
